Start of construction impact investment Mookly Amsterdam

The partnership between Wonam and Zadelhoff has started with the construction of Project Mookly; a highly green and sustainable residential development located in the Amstelkwartier district of Amsterdam. The 281 new apartments will rise between Amstelstroomlaan and the Amstel River, marking the final development along the Bella Vistapark.

 

The project, awarded through a tender by the Municipality of Amsterdam, comprises 246 large mid-rent apartments and 35 luxury owner-occupied homes, organized around a lush central courtyard and an underground parking garage. Its sustainable and nature-inclusive design is reflected in green roofs, vertical gardens, 1,350 solar panels, 250 bird nesting boxes, and 450 cubic meters of water storage integrated into roofs and basins. The financial value of this positive environmental and social impact has been analyzed by Impact Institute in their study From Gross Initial Yield to Gross Impact Yield (BAR to BIR).

 

The 246 rental apartments, commercial spaces, and parking garage have been acquired as an investment by NLV. RESI, on behalf of Wonam and Zadelhoff, successfully arranged this transaction. The owner-occupied homes will be developed by Wonam and Zadelhoff themselves and offered for sale at a later stage. Rabobank is providing project financing, while Kondor Wessels Amsterdam is responsible for the realisation.

The design was created by a multidisciplinary team including Arons & Gelauff Architects, DOOR Architecten, Studio TMOJ, and bureau B+B for urban planning and landscape architecture. Their shared vision emphasizes nature, quality of life, and future resilience. The courtyard has been designed to encourage community interaction and movement.
Terraces and walking paths form intelligent routes while also anchoring vegetation and promoting biodiversity. The result is an inner block featuring a micro-forest, green terraces, roof gardens, and facades that transform with the seasons.

 

Within the development, the 35 owner-occupied homes occupy a special position, offering a valuable opportunity for Amsterdammers seeking to purchase a home in a green, sustainable, and centrally located urban neighbourhood.

 

The ground floor will feature commercial units, a shared community space for residents, and a neighbourhood meeting place.

 

Project completion is expected in Q4 2028.
