CBRE IM acquires 475 rental homes in Eindhoven from Breevast

CBRE Investment Management (CBRE IM) has acquired 475 newly developed rental homes from Breevast in Vonderpark Kwartier, an inner-city development at a prime location in the centre of Eindhoven. The acquisition strengthens the supply of affordable and sustainable housing in the rapidly growing Brainport region. CBRE IM is making this investment on behalf of pension fund ABP, which focuses on sustainable and affordable rental housing in the mid-market segment.

 

The project comprises three residential buildings offering a diverse housing programme aimed at a broad target group, ranging from starters and young professionals to small households and couples.

 

Building De Gagel comprises 103 homes (20 Friends homes in the social rental segment, 36 mid-market rental apartments and 47 private-sector rental apartments). The Alexandra and Sophia buildings together comprise 372 homes, consisting of 40 Friends homes in the social segment, 261 mid-market rental apartments and 71 private-sector rental apartments. In addition to the residential units, the development includes approximately 1,685 m² of commercial space and 71 parking spaces. Vonderpark Kwartier is located within walking distance of Eindhoven Central Station and a wide range of urban amenities.

The homes are being developed with a strong focus on affordability and sustainability. The buildings will be connected to a collective ATES (WKO) system and are designed to achieve an A+++ energy label at building level. In addition, the development aims to obtain a BREEAM-NL In-Use Excellent certification and CRREM alignment. Through energy-efficient construction and installations, the project strives to ensure affordable living costs in the long term and to contribute to climate-resilient neighbourhoods.

The development of Vonderpark Kwartier is being realised by Breevast as the selling party, in collaboration with Wijnen Bouw Someren and Wijnen Bouwgroep as contractors. Breevast was commercially advised by RESI and legally advised by AKD.
