
Yesterday, we were given a tour of the newly completed residential development Blaak 333, a project we became involved with more than three years ago as the sell-side advisor. Tomorrow, the first residents will move in, marking a significant milestone.
The site was originally home to the Rabobank office building from the 1960s. It has since been transformed into a residential tower of approximately 70 metres in height, comprising 319 apartments in the heart of Rotterdam, adjacent to the Markthal and Blaak Station.
What makes this project particularly unique is that, despite the complete demolition of the former office building, the original foundation was retained. The new tower has been constructed on this foundation dating back to 1960, a smart and sustainable solution that is rarely seen in inner-city redevelopment projects.
As advisor to ERED, we contributed to the project’s planning and further optimisation of the residential product. Our work focused on the composition of the residential programme, the efficiency and functionality of the floor plans, and the financial feasibility of the scheme leading up to its eventual sale to CBRE IM.
It is rewarding to see the final result come to life and to see hundreds of key boxes ready for the arrival of the first residents.
