
Developers Maarsen Groep and HBB Groep have reached an agreement with a.s.r. real assets for the acquisition of 72 mid-market rental homes in residential building STELT in Amsterdam Sloterdijk. The homes will be included in the ASR Dutch Core Residential Fund. This agreement marks an important milestone and means the realisation of the project can officially begin.
STELT will rise on the site of the former office building at Naritaweg 12 and will comprise 186 apartments. The 55 social housing units were previously sold to Rochdale. With a.s.r. real assets now taking on the 72 mid-market rental homes, this part of the programme has also been fulfilled; in addition, Maarsen Groep and HBB Groep will be bringing 59 owner-occupier apartments to market. The ground floor will provide space for commercial functions, and an underground car park will be built beneath the building.
The environmental permit for STELT has now become irrevocable. This means all planning approvals are also in place, and construction preparations can be further ramped up.
HBB Groep is not only a co-developer but also responsible for the construction. The start of construction is planned for the summer of 2026.
Architecture inspired by the Steltman chair
The design of STELT, by Arons en Gelauff Architecten, is inspired by the iconic Steltman chair by Gerrit Rietveld. Like the piece of furniture, the building has an asymmetric and surprising character. Each side has its own appearance, yet together they form one powerful whole. Clean lines are combined with natural elements.
The façades will be clad in glossy ceramic tiles in shades of green, white and blue, inspired by Amsterdam’s entrance porches from around 1900. The ceramics catch daylight in a subtle way, giving the building a vibrant appearance.
Green as a connecting element
The ten-storey residential building will occupy a prominent position in the area. With access galleries, a green courtyard and roof gardens, a light, comfortable and future-proof living environment will be created — a place where residents can experience peace and space in the heart of the city’s dynamism.
From office district to mixed urban neighbourhood
STELT forms part of the broader area development around Sloterdijk station. The area is rapidly transforming from a mono-functional office district into a lively, mixed urban neighbourhood with room for living, working and leisure.
